Cookie policy

What cookies are, which categories we use on the Vita Nova Nekretnine website, how our consent system works and how you can change your choice at any time.

1. What cookies are

Cookies are small text files that a website stores on your computer, mobile device or tablet when you visit it. A cookie contains a short string of data (usually the site name, an expiry time and a unique identifier) that allows the website to „recognise” your browser on your next visit.

Similar mechanisms (local storage, session storage, pixels and other online identifiers) used for the same purpose are also covered by this Policy, regardless of whether we refer to them explicitly as „cookies” in this document.

2. Why we use cookies

We use cookies on the Vita Nova Nekretnine website (hereinafter: the Platform) in order to:

  • provide the basic functionality of the site (user sign-in, security checks);
  • remember your settings and choices (language, display, currency, property search filters);
  • allow you to save favourite properties and resume a search where you left off;
  • understand how the Platform is used and which listings users find useful;
  • detect technical problems and speed up secondary parts of the site;
  • display relevant content and offers, only with your consent.

3. Cookie categories

We divide cookies into four categories. On your first visit to the Platform a consent banner is displayed where you can accept all, reject all, or select individual categories. We remember and respect your choice until you change it yourself.

Necessary

Cookies that are technically essential for the Platform to work: maintaining a signed-in user session, security, protection against misuse, and remembering your consent choice. These cookies are set automatically and cannot be disabled. Without them the Platform simply does not work. We do not use them for tracking, profiling or advertising.

Preferences

Cookies that remember your language choice, search results display, the filters you last used, map display, saved properties and similar. They help the Platform look and behave the way you last used it. We set them only if you give consent for this category.

Analytics

Cookies that show us how many users visit the Platform, which pages and listings they view, how they reach us and where they run into difficulty. The data are processed in aggregate form and are not linked to your name or contact details. We currently use Google Analytics 4 (see the next section).

Marketing

Cookies that allow us to measure the effectiveness of our advertising campaigns and to show you advertisements that are more relevant to you, on the Platform and on other websites. If you do not give consent for this category you will still see advertisements, but they will not be personalised.

4. Third-party cookies

Some cookies are set by external service providers we use. They act as independent controllers and have their own privacy policies. These are the providers whose cookies we may currently set on the Platform:

Google Analytics 4 (Google Ireland Limited), category Analytics. We use it to measure traffic and understand user behaviour in aggregate form. The user identifier in GA4 is not directly linked to your name or e-mail address. Further information: policies.google.com/technologies/cookies.

Embedded content (e.g. videos, maps showing property locations, social media sharing), categories Preferences, Marketing or Analytics, depending on the provider. These are set only on pages where such content is embedded, and only if you have given consent for the relevant category.

We update the list of specific cookies and their providers regularly. We track the version of the list and record it with each consent you give (see „Our consent system”).

5. Cookie duration

By duration, cookies fall into two groups:

  • Session cookies exist only while the browser is open. They are deleted automatically when you close the browser or the Platform tab.
  • Persistent cookies remain on your device until the expiry date defined in the cookie itself, or until you delete them yourself through your browser settings. The lifetime of individual cookies may range from a few minutes to a maximum of 24 months.

We keep the record of your consent (status, categories, timestamps) in our database for as long as necessary to respect your choice and demonstrate that consent was given: at least 12 months, and at most for the duration of your user relationship with the Platform.

6. Our consent system

Consent is collected through a banner displayed on your first visit to the Platform. The banner complies with the General Data Protection Regulation (GDPR) and the ePrivacy Directive. All categories other than Necessary are switched off by default and are activated solely by your express action.

What you can do

  • Accept all enables all four categories.
  • Reject all enables only the Necessary category; all other categories remain disabled.
  • Save preferences enables only the categories you have selected yourself.
  • Withdraw consent you may withdraw consent already given at any time through the cookie settings. Withdrawal does not affect the lawfulness of processing carried out before withdrawal.

What we record with each consent

Each time you take one of the above actions, we create or update a consent record in our database. In line with the accountability principle of the GDPR, that record serves as evidence that consent was given and contains:

  • the cookie categories selected and the status of each;
  • the date and time consent was given, changed or withdrawn;
  • the version of this Cookie Policy in force at that time;
  • the technical browser identifier needed to apply your choice.

These data are kept solely in order to demonstrate and respect your consent. We do not use them for marketing, profiling or any other purpose beyond cookie management.

7. Your rights

In relation to cookies and the data they collect, you have the following rights:

  • Right to choose to enable or disable any category other than Necessary.
  • Right to withdraw to withdraw consent at any time, as easily as you gave it.
  • Right of access to request to see your consent record (including the history of actions).
  • Right to erasure to request deletion of the record, except to the extent we must retain it to demonstrate the lawfulness of processing.

Right to lodge a complaint: you may complain to the competent supervisory authority — in the Republic of Croatia this is the Croatian Personal Data Protection Agency (AZOP), Selska cesta 136, 10000 Zagreb, tel. +385 1 4609 000, e-mail: azop@azop.hr, azop.hr.

You may exercise all of these rights free of charge. Send your request to info@vitanovanekretnine.hr. We will respond within 30 days.

8. Managing cookies in your browser

Independently of our banner, you can review, block or delete cookies at any time directly in your browser settings. Please note that blocking cookies in the Necessary category may prevent the Platform from working correctly. Some functions (e.g. user sign-in, saving favourite properties, security checks) may then be unavailable.

9. Legal basis for processing

The legal basis for setting cookies depends on the category:

  • Necessary cookies are set on the basis of legitimate interest (Art. 6(1)(f) GDPR) and the technical necessity of providing the information society service you have expressly requested.
  • Preferences, Analytics and Marketing cookies are set solely on the basis of your consent (Art. 6(1)(a) GDPR, Art. 5(3) of the ePrivacy Directive).
  • Keeping a record of consent is based on compliance with a legal obligation (Art. 6(1)(c) GDPR) and the legitimate interest of demonstrating the lawfulness of processing (Art. 7(1) GDPR).

10. Changes to this Policy

We may amend this Cookie Policy because of changes to our services, the technology we use or the legal framework. We will notify you of material changes through the Platform and, where necessary, ask for your consent again. The date of the last amendment and the Policy version are shown in the header of this page.

We store the version of the Policy that was in force at the time you gave your consent in the consent record (see „Our consent system”), so that you can always check which version you accepted.
